Introduction to Commercial Real Estate

Manufactured Homes

Mineral Rights

Does your client actually own the mineral rights under their property?

With the rising costs of oil and gas, mineral rights have become more valuable, and landowners are enticed to lease or sell mineral rights.

By default real estate is sold with both surface rights and mineral rights in a fee simple estate, however a title to a property can be transferred, bought and sold, without including the mineral rights. This is a common practice in areas that are known to hold valuable mineral deposits such as oil and gas.

The Business of Short Sales and Foreclosures

Short Sales vs. Foreclosures: What's the Difference? A short sale is a voluntary process. When the homeowner sells the property for an amount that is far less than what is owed on the mortgage, it is called a short sale. A foreclosure, on the other hand, is involuntary. In this case, the mortgage holder (the lender or the bank) takes legal action to seize the home after the borrower fails to make a specific number of monthly payments.
